How long does a home inspection take?

It depends on the property type. Condos typically take 1.5 to 2.5 hours, townhouses 2 to 4 hours, and houses 3 to 6 hours. Most average out to around 2, 2.5, and 3 hours respectively.

Yes, and I encourage it. Once the report is ready, we walk through the property together so I can show you the major findings in person and answer your questions on the spot. About 95% of my clients attend, and it makes a real difference in how well you understand what you're buying.

I inspect all 10 major components of the home. For condos, I also do a courtesy walk-around of the building exterior, parking spot, and any accessible areas outside the unit, even though that's technically outside the standard scope.

Yes. Every inspection includes a full infrared and moisture meter scan of the home at no extra charge. I also use a drone for roofs that are difficult to access safely.

Call me. I tell every client they can reach me any time with questions about their report or anything that comes up after closing. That doesn't change once the inspection is done.

Yes. I can place a radon monitor in the basement for two to seven days. You'll get a log of the readings before subjects are removed so you can make an informed decision. It's available as an add-on to any inspection.

If the property has a well or septic, I'll flag it and walk you through what you need to know. A lot of buyers, especially those new to BC or coming from urban areas, aren't familiar with how these systems work or what they require for maintenance.
