Your report documents every major component of the home, top to bottom. I start on the exterior, work through the roof, structure, electrical, plumbing, HVAC, and every other major system, and everything I find is recorded with photos and written descriptions in plain language. No jargon. No vague notes that leave you guessing.
Every inspection includes a full infrared thermal imaging scan and moisture meter readings throughout the home. For condos, I also do a courtesy walk-around of the building, parking area, and deck. That information doesn't appear on the report, but I cover it during your walkthrough so you leave with a complete picture of what you're buying.
I email your full report the moment I finish the inspection, before we even start the walkthrough, so you have it in hand while we're still at the property.
Every finding is written the way I'd explain it over coffee. No inspection jargon, no vague terminology. You'll know exactly what each item means and why it matters.
Once your report is ready, I walk you through every major finding on-site, answer your questions in context, and make sure nothing is left unclear before you leave.
